By Michelle Moran, co-founder of J&K Custom Homes. Last updated October 6, 2026.
J&K Custom Homes has five custom home lots near Cincinnati open or underway this fall. Lot 1 at Trailside Estates sells as land for $255,000, Trailside Lot 19 and 8800 Sandymar Drive come as build-to-suit packages, and two homes are already rising at Trailside and Chimney Ridge. Packages run from $1,589,000 to $2,622,000.
Which custom home lots does J&K have available right now?
Five addresses, three townships, three school districts. Each one below is a J&K Custom Homes listing, and every price comes straight from the company's Cincinnati homes and lots for sale page.
Homesite | Community and schools | Lot size | Status | Price |
Lot 1, 412 Trailside Woods Court | Trailside Estates, Miami Township; Milford schools | 0.69 acre, wooded, pond view | Homesite, build to suit | $255,000 for the lot |
Lot 19, 430 Trailside Woods Court | Trailside Estates, Miami Township; Milford schools | 1.53 acres | Build to suit with a 5,635-square-foot plan | $2,197,000 package |

Lot 22 Heath Court | Chimney Ridge, Hamilton Township; Little Miami schools | Not listed | 4,883-square-foot home under construction, fall 2026 completion planned | $1,589,000 |
Which one fits? A buyer who wants land and a blank page should start with Lot 1, though Lot 19's plan can still be swapped for a new design. Everyone else is choosing between a plan already drawn and a house already framed.
Trailside Estates: lots 1 and 19 in Milford schools
Trailside Estates is a 22-homesite custom community in Miami Township, between Indian Hill and Loveland, where J&K Custom Homes builds on lots 1, 14, 16, 18 and 19. Homesites run from half an acre to more than an acre, many with walkout potential, and every lot has public utilities rather than septic. The Little Miami Scenic Trail sits about a quarter mile away and Interstate 275 about half a mile out. Custom homes start at $1.4 million, students attend the Milford Exempted Village School District, and first deliveries are expected in early summer 2027, according to J&K's Trailside Estates community page.
Lot 1 is the land play. It covers 0.69 acre of mature trees with a backyard view of the pond, and it is listed at $255,000 for the homesite alone, with the house designed from scratch.
Lot 19 is bigger and further along. Its 1.53 acres come with a drawn plan of 4,435 square feet on the first and second floors plus about 1,200 square feet in a finished lower level: five bedrooms, five and a half baths, a main-floor primary suite, a two-story foyer and a three-car garage. Don't love the plan? There is still time to design a different house for the same lot.
Construction is already underway on Lot 18. That sprawling ranch has four bedrooms, three and a half baths and 4,681 square feet on 1 acre, with a covered deck and outdoor fireplace, plus a walkout lower level holding a rec room, wet bar and gym.
What about lots 14 and 16? Both already have buyers. For background on the neighborhood itself, see J&K's earlier Trailside Estates guide.
8800 Sandymar Drive: a wooded lot in Indian Hill schools
Sandymar Drive is a loop street in Sycamore Township, inside the Indian Hill school district and a few minutes from Montgomery, Kenwood Towne Centre and the Village of Indian Hill. The J&K homesite there is wide and estate-like, about 0.9 acre, with woods behind it and a creek running along the rear line. Crews have already cleared it.
Its drawn plan runs 4,534 square feet with three bedrooms, three full and two half baths, a first-floor primary suite, a scullery off the kitchen, a private study and a screened deck with a fireplace facing the woods. Parking is split between a two-car and a separate one-car garage. Construction is set to begin this fall, and the plan can still be personalized. Price: $2,622,000.
Why does that number sit at the top of the list? Location, mostly: an Indian Hill school district address on a wooded lot near Montgomery and Kenwood.
Need a shorter timeline? Lot 22 Heath Court at Chimney Ridge
Chimney Ridge is a 30-homesite custom community on 26 wooded acres in Warren County's Hamilton Township, part of the Little Miami School District and the site of HOMEARAMA® 2022, as the Cincinnati Business Courier reported that year. On Lot 22 Heath Court, J&K's contemporary two-story is under construction with completion planned for fall 2026.
Inside: 4,883 finished square feet, five bedrooms, five and a half baths, a home office off the entry, a first-floor bedroom, a great room with a beamed ceiling and fireplace, a kitchen with a wet bar and walk-in butler's pantry, and a finished basement with a rec room and fifth bedroom. List price is $1,589,000. For a family that cannot wait until 2027, it is the fastest way into a new J&K home.
Larger acreage: Stone Pillars Farm and Oakridge Estates
Want more land? Two Goshen Township communities offer it.
At Stone Pillars Farm, J&K holds exclusive rights to the final four homesites in a 39-acre equestrian community in Goshen Township with three miles of bridle and walking trails and a horse boarding stable. Every remaining homesite is at least one acre, and the community was featured at HOMEARAMA® 2024.
Oakridge Estates, also in Goshen Township, is the announced site of HOMEARAMA® 2027. The Home Builders Association of Greater Cincinnati lists 32 homesites there from 0.92 to 3.21 acres, most between 1 and 1.5 acres, in the Goshen Local School District, with homes starting at $1.2 million, according to its HOMEARAMA® 2027 announcement. Housetrends lists show dates of August 28 through September 12, 2027. Community details live on J&K's Oakridge Estates page, which will be updated as builder lineups are finalized.
How should buyers evaluate a homesite before they buy?
Start with the school district, confirmed at the parcel level. Loveland addresses alone cover parts of three counties, so a mailing address says little about which district or taxing jurisdiction applies; the county auditor's parcel record settles it.
Then walk the grade. A lot that falls away from the street can carry a walkout lower level with full-size windows and a door to the yard, the setup Lot 18's plan uses for its rec room, wet bar and gym. Flat lots are simpler to build on but rarely allow a walkout.
Utilities come next. Will the lot need a well or a septic system? Public water and sewer, as at Trailside, remove that question entirely; acreage farther out in Goshen Township is worth checking line by line. Trees matter too, both the ones that stay and the cost of clearing the ones that go.
Last, read the covenants. Deed restrictions and HOA rules often set minimum square footage, materials and fence rules long before an architect gets involved. Oakridge Estates, for example, carries an anticipated HOA of about $300 per quarter, per J&K's community page.
What does a lot-and-home package cost near Cincinnati this fall?
Current packages from J&K Custom Homes, a Cincinnati custom home builder since 2004, run from $1,589,000 at Chimney Ridge to $2,622,000 on Sandymar Drive. Divided by finished square footage, with lot and lower level included, that works out to roughly $325 to $578 a square foot, and the two Trailside homes both come in near $390.
What changed in September? Money got more expensive than it was in the spring. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed at 7.28% on October 1, up from 7.03% a week earlier, after the Federal Reserve raised its benchmark range a quarter point to 3.75% to 4.00% on September 16. At that rate, each $1 million borrowed costs about $6,842 a month in principal and interest. Jumbo and construction loans price differently, so lender quotes matter.
Resale prices are still climbing. The REALTOR® Alliance of Greater Cincinnati reported an August median sale price of $329,000 across Butler, Clermont, Clinton, Hamilton and Warren counties, up 4.5% from a year earlier, while inventory rose 6.8% to 3,309 homes.
Can J&K build on a lot a buyer already owns?
Yes. J&K Custom Homes designs and builds on land clients have already bought, including teardown-and-rebuild projects in Madeira, Montgomery, Indian Hill and Anderson Township, and it handles the demolition, design and build as one project. Details sit on J&K's page about building on land a client already owns.
